Most Popular Mod Requests of 2019: Part 2

As I grow older, I find myself becoming attached to certain things and wanting things to be a certain way. I remember when I was younger that I didn’t care how my towels were folded, for example. Now I fold all the laundry just to make sure they are done the right way. Its not just towels that I have found myself becoming senselessly upset over. I find that there are things that I just will not compromise on any longer. Finding your dream home is the same way.
You know what you are looking for and compromising on those things is just not in the plan. I don’t think you should have to compromise or give up. I think that you should have the perfect house plan for you. And what is perfect for one family may not be the best for you. That’s where customizing a house plan comes in. We have hundreds of clients every year that come to us and ask us to make changes to our plans. We’re always happy to do so because we know that now that the plan is perfect, the house is going to be perfect for our customers.
Popular Changes
Over the years, we have learned what people are looking for in a plan. We have plans that are chosen to be customized over and over again because they have the best “bones". And then when we have the same changes requested multiple times, we end up making them a whole new plan. This way people can get what is tried and true without having to redo past work.
Timberland Cove has been modified and customized more times that we can count. I’m serious. The plan is just so well laid out that it makes it easy for homeowners and builders to see where they want to make minor changes.
Timberland Cove (NDG 1428)
One of our most popular plans is our Timberland Cove plan. This is modern living with a Rustic flair. This home has 4 bedrooms and 3.5 baths in just over 2,000 square feet of living space. It also features a 3-car garage. The exterior of this home gives you plenty of curb appeal with a mix of materials including rough cut shingles, exposed timbers and dark woods. The interior of this home shows you why it’s a proven winner with builders and homeowners alike. Inside the home you will find beautiful features such as a large master suite and grand great room with exposed timbers to bring the rustic look inside. This is one of our most popular plans to modify because the home just has a great footprint that makes it easy to work with.
When you walk into this home through the covered porch with a vaulted ceiling you find yourself in the foyer. On the right side of the foyer is the entrance to the formal dining room that has sloped ceiling on each side. The foyer also features a closet to store all of those coats and mucky things that we all need from day to day and season to season.
Moving through the foyer you find yourself in a gorgeous Great Room featuring a fireplace and large door and windows opening up onto the Outdoor Living Space. The Great Room merges with the enormous kitchen with an island with seating for six. On the left side of the Great Room you find a hallway leading to 3 bedrooms and one of the bathrooms in the home. Each bedroom has a walk-in closet for plenty of storage.
If you move through the kitchen you find yourself in another hallway that leads to the Master Suite. The Master Suite has room for an optional door to the Outdoor Living Space. The Master Bath features a glass shower with seating, a whirlpool tub and an entrance to the massive walk in closet. If you exit the Master Suite and move back down the hallway you find the half bath, a large laundry room, the stairs to go to the second floor and the entrances to the garages.
On the second floor you have a bonus room, additional storage and a bathroom. One of the options for the second floor is to have an opened balcony that looks down on the Great Room and Kitchen below it.
Sometimes those changes are just so good that we decide to put them together and make a fresh plan out of them. Crafton Place is the result of just that. This wasn’t just one modification that we decided to make into a stock plan, but several of the most requested.
The main differences between Crafton Place and Timberland Cove are:
- Extra closet in master suite
- Pass through into the dining room
- One additional bath
- A slightly different bath layout in the master suite

Crafton Place (NDG 1498)
This house plan gives you just over 2,600 square feet of living space with 4 bedrooms, 4 bathrooms and 1 half bath. The plan also gives you a 3-car garage to store your mechanical beauties. This plan features a lovely open floor plan combining the great room and the kitchen with a vaulted ceiling and timber beams defining the space. This house plan is a rustic beauty. It has a lovely covered porch on the front of the home that has stonework and wood columns. The rustic vibe extends to the covered entryway with a lovely vaulted ceiling over the stairs.
As you enter the home, you find yourself in the foyer. This area features high ceilings that bring in plenty of light from the entry way and keep with the rustic feel of the home. The dining room is to the right of the foyer and features a sloped ceiling and a large picture window facing the front of the home.
The dining room has its own entryway to the kitchen so that if you are carrying food to and from the dining room, you don’t have to walk around through the foyer. This small detail adds so much more dimension to entertaining in your home.
From the foyer you can make your way to the great room and kitchen. This space features a vaulted ceiling with exposed timber beams running through out. The great room is dominated by the large fireplace on the left wall. The rear wall of the great room is taken up by large windows and a French door opening to the outdoor living area/grilling porch.
The outdoor living area is covered and features all the features from the inside brought outside. It has vaulted ceilings and exposed timber beams with an outdoor fireplace and grilling kitchen. Back inside the house, you can move into the kitchen.
This space has a large kitchen island that has seating for 8 right in the middle of the space that separates the kitchen and great room. Another key feature of the kitchen is the large pantry that gives you plenty of storage space for even the largest of shopping trips.
The wall behind the fireplace in the great room gives you a long hallway that features bedrooms 2, 3 and 4. Bedrooms 3 and 4 share a bathroom and both have a large closet while bedroom 2 has access to a hall bathroom and features a large closet. Each of the bedrooms has a large window.
The other side of the home gives you the garages, one that is a single bay and the other that is a two bay, a laundry room, and a half bath. This side of the home also gives you the master suite. The master bedroom features a large picture window facing the rear of the home as well as an optional door to take you to the outdoor living area.
The master bath gives you both a large tub and a glass shower as well as a linen closet and his and her sinks. The master bath also has the entrances to both of the walk-in closets. One of these would be perfect for a safe room because of its location.
The second floor gives you a bonus room with its own bathroom and an optional arched opening balcony that would overlook the great room and kitchen below. This space would include its own walk in closet and access to attic storage.
